Newnan Cotton Mill #1, originally built in 1887 with several expansions in the early 1900s, spanning 180,000 square feet over two levels. The $7.2 million Newnan Lofts project transformed this historic mill into loft apartments, adhering to the preservation standards set by the National Park Service. Listed on the National Register of Historic Places, the project carefully balanced restoration and modernization.

While many windows were replaced, several original ones were meticulously restored to their former glory. The exterior masonry required patching and tuck-pointing in several areas, and selective portions of the roof were replaced. The original maple floors on the first level were beautifully refinished, preserving the building's authentic character.

Today, Newnan Lofts is a highly sought-after apartment complex, consistently maintaining over 98% occupancy rate.

This project was completed in July 2000.
